Alrighty!
As a tentative number for the entire lot it should be around 29 parking spaces. This could vary due to plans
changing, which should be fine. The conceptual design for parking shows an additional parking number higher
than the estimated 29 spaces.
Once you have a solid plan, you can submit to CDD. I have cc'd my director into this email, as I will be gone for a
few weeks starting tomorrow. Chris will be able to assist you guys in the permitting portion of this process if you
submit while I am out of office.
I have also included a blank Zoning Compliance Permit above for you all.

No problem at all! We are trying to gather what we can find. Luke updated me and said space 3 is a

I'm sorry for the late reply! I was out of the office yesterday.
As this is a tentative plan and the seating is not "set in stone", here is an estimate on the required parking for just
your side —18 parking spaces.
This could change though. As you stated below this is only a conceptual design and not the final one. This should
give you an idea of what CDD will require in terms of parking for just building space 1-2. CDD still needs the
official use of the other two building spaces to calculate those parking requirements as well.
The section for KIBC 17.175.080, will show you all parking standards that is associated with non-residential
(linked below).

Attached are our preliminary site plan and conceptual interior layout drawings for review.
The Bears Den LLC intends to occupy Spaces 1 and 2 of the building, which represents approximately
50% of the total building area. Based on this occupancy, we believe we would be entitled to
approximately 50% of the total available parking spaces associated with the property.
Please note the following:
The attached parking layout is conceptual only.
Parking stall locations and striping shown are approximate and are intended only to illustrate a potential
layout.
Final parking stall dimensions, angles, drive aisles, ADA spaces, and striping will be designed and
measured to comply with all applicable City of Kodiak and Kodiak Island Borough code requirements.
The proposed restaurant seating, arcade game locations, and overall interior layout are subject to
change based on occupancy limits, parking requirements, fire code requirements, accessibility
requirements, and any other applicable municipal regulations.
Final occupancy and seating counts will be determined after review of all applicable city codes and
