This proposal will design tile removal and replacement in small, contained room to better investigate the existing conditions and test the feasibility of a future, comprehensive tile replacement project. Scope: • Research of waterproof membrane and tile assemblies. • Biddable design documents for a project estimated to be over $50,000 including: o Removal and replacement of architectural floor finishes and impacted casework. o Removal and replacement of mechanical floor drain and limited associated piping. o Installation of new waterproof membrane in conjunction with tile assembly. • On-site investigation of existing conditions when tile has been removed and concrete deck, steel framing, and mechanical drain is exposed. • A final report recommending future steps and assemblies for a building -wide tile replacement project. Notes: • No structural framing replacement or modifications are anticipated. • No electrical work is anticipated. • Casework will be replaced in the current configuration. • Existing doors, frames, and hardware will remain. • Proposal includes a single site visit by the architect during construction after tile demolition with the assumption that KIB will supply on-site observations and pictures for the rest of the construction period. We have based our scope of work on your e-mail correspondence dated 13 February 2026, along with the following assumptions: General • We understand the project to be replacing the floor tile and some portion of the floor slab of the Lifeguard Room as a test to see what is going under the tile and why the floor drain is rising out of the floor. • No site investigations are included in this proposal. We will use the photos we have from the condition survey we conducted on this facility. • We anticipate 65% and 95% design submittals on this project prior to providing signed plans for construction. Specifications will be provided on the sheets. • Bid phase services include answering bidder questions and preparation of addenda material. • Construction phase services include submittal review, DCVR review/response, and review of construction photos. Mechanical • We will specify the new floor drain to be installed in place of the existing floor drain. We anticipate the waste, vent, and trap primer piping will be reused for reconnection within three feet of the existing floor drain, or at least within the lifeguard room. Exclusions_ • No travel for site investigations or construction inspections is included in this proposal. • Commissioning services, LEED services, and cost estimation services are not included. (PND) appreciates the opportunity to provide this fee proposal for structural assistance with tile repair in the lifeguard room at the Kodiak Pool building. PND scope of work will be the following: 1) Review documentation (photos and/or video) of the condition of the existing concrete floor slab after the existing tile is removed. A site visit by PND during tile removal is not included in this fee proposal, so proper documentation shall be provided to PND by JYW and/or the owner's onsite representative. 2) Provide brief report describing the condition of the existing concrete slab and how the condition shall be taken into account if further tile removal in the building is being proposed. 3) Provide input for any structural damage uncovered when the existing tile is removed. PND proposes to perform the above outlined services on a time and expense basis for $1,500. We will invoice monthly for hours worked and expenses incurred in accordance with our standard billing rates at the time of service. Expenses will be invoiced at cost plus 15% administrative markup.
