The purpose of thls request ls to permit the construction of a fifty by sixty (50 x

Block 1, I(odid{ Townslte currently has an old, sln$e-famtly dwelling located
on tt whlch appears to be vacant. The property owner intends to remove the
e;dstlng dwelling ln preparatlon for the proposed warehouse.

code. Staff has determlned at least three (3) off-street parking spaces are
requlred per the revlsed parklng code. According to the slte plan submitted,
there ls adequate area shown for ttre three (3) parktng spaces, however, there is
presently no platted access to the property. The property owner has lndicated
that negotlatlons are now ln progress wlth the nelghborlng property owner
(I(odtaf Electrlc dssoclatlon) to obtatn an easement accesslng the lot. It
appears that physlcal access already odsts to lot I lB over KEA land and lt
may Just be a process of recordtrg and documenflng an htstorlcal access. In
any event, staff reconrmends that an access easement be recorded and a copy
provtded to staffprtor to lssuance of zontng compliance.
The denelopment of a commerclal warehouse must be revlewed for screenlng
due to ttre fact that adJacent lots are currently zoned and/or used for
restdenttal purposes. l.ot 6, Block 1, is zoned B--Business and Lot 9A-l is
zoned R2--T\ryo-Famtly Resldentlal. These lots curently have residential
stmctures on them and are generally located behxrd the proposed warehouse.
Slnce the warehouse wtll be located on the slde and rear lot hnes nearest to
these dwelllngs, staff does not belleve that the development of the warehouse

approprlate moflon for the Commlsslon's approval of the proposed "screening"
whtch ls the back and slde of the warehouse itself, and suggested findings of
fact, ln support of thts posltton.

Block 1, I(odtak Townsite Subdivision, (as shown on the site plan
dated January 16, 1991), wlll effectively screen residential dwelltng
unlts, whlch are generally located behind the proposed warehouse,
from commerclal acttvltles at the front of the structure.
