<br />~ttLLI ~C()? -.;)/ <br /> <br />LEASE AGREEMENT <br /> <br />This lease agreement is made this hi day of November, 2007, by and between Ralph <br />Bors of PO Box 3549, Kodiak, Alaska 99615 ("Landlord"), and the Kodiak Island <br />Borough of71O Mill Bay Road, Kodiak, Alaska 99615 ("Tenant") <br /> <br />For and in consideration of their respective promises, and upon the following terms and <br />conditions, the parties agree as follows: <br /> <br />1. Premises. Landlord hereby leases to Tenant a portion of the improved real estate <br />located at 3751 East Rezanof Drive in the Kodiak Recording District, State of <br />Alaska, more particularly described as follows: A 700 sq. ft. area on the west end <br />of the 36 foot by 68 foot building cross hatched on Exhibit A. <br /> <br />2. Term of lease. The term of lease shall be for one year commencing on the 15- <br />day of October, 2007. For a period of up to six months after that time, the lease <br />may be extended on a month to month basis by the tenant. <br /> <br />3. Rental Rate. Tenant shall pay to the Landlord for the use and occupancy of the <br />leased premises the sum of one thousand dollars ($1000.00) per month. Rent is <br />due on the first of each month, to be paid by mail or bank transfer to TNN Mini <br />Warehouse. <br /> <br />4. Utilities. <br /> <br />a. Landlord shall provide electricity to the premises. <br /> <br />b. Tenant shall provide at his expense all other utilities and services used at <br />the leased premises, including, but not limited to, the following: <br />. <br /> <br />(1 ) Telephone <br /> <br />~' ft-"-c- <br /> <br />(2) Heating Fuel <br /> <br />(3) Garbage Collection <br /> <br />c. Interruption of Services. Landlord shall not be liable for any loss or <br />damage caused by or resulting from any variation, interruption, or failure <br />or such utilities or services. <br /> <br />5. Alteration of premises. Tenant shall not make any alternations, additions, or <br />improvements in or to the leased premises without prior consent of landlord. <br /> <br />1 <br />
