SUMMARY STATEMENT In order to meet the minimum accessibility requirements of the Americans with Disabilities Act, renovation of the KIB office building entrances and restrooms are required. Kumin Associates, Inc., of Anchorage, Alask has submitted a proposal to perform the design work need to be completed in order to prepare a detailed cost estimate for the construction work. Recommend award of the Professional Services Contract for design of the KIB Office Building Handicapped Renovation Project to Kumin Associates, Inc. of Anchorage, Alaska, in an amount not to exceed $7,500. Below is our understanding of the scope. SCOPE OF WORK We will prepare a preliminary design for your review. Upon approval of the preliminary design we will prepare final danign drawings. The specifications, outline in format, will be on the final drawings. A Cost estimate is not included. The Borough will provide bidding documents to contractors and handle the bidding process. we have included time for submittal review and answering questions during construction and bidding. We will also make submittals for review to llUT/Handicapped, DEC, and Fire Marshal as required. Agency review fees will be paid by the Borough and are not included in this proposal. At this time we have not included any time for Mechanical or Electrical design work. In order to better quantify what their effort will be we want to evaluate this after a preliminary design has been approved. We have already spent a day at the building as-builting the various ares of concern. This time is included In the present proposal. An additional trip, not in the proposal, may be required for a mechanical/electrical design. We will be relying on the measurements we have made and the drawings in your files to provide design information. AREAS OF HANDICAPPED RENOVATION Below is a summary of the work in specific locations we understand to encompass the scope for the project. In general the M A RZ 9-97 M n 1 F. _ 4 R P_ P1 Rornugh is requesting the areas below be brouqht into compliance with the ADA handicapped requirements where practical. A. MAIN ENTRY Review the dimenainne of the existing layout of the vestibule. Interior doors may have to be moved to provide required clearance. -All 'doors will be replaced. Patch finishes to make required changes. We will not evaluate the existing exterior ramp or adjacent parking. B. LOWER WEST INTRY Make the route from entry to parking at south side of lot comply with ADA. Replace doors at vestibillo. Patch finishes as required to make changes. Modifications to existing parking lot grading and walk will be done by others. C. FIRST FLOOR RESTROOMS (mens and womens, approx. 7 fixtures) Modify existing,fixturc and room layout as required to comply with ADA requirements. Any revisions to the room will be done within the present boundaricra of tho rooms. This may mean the deletion of fixtures in order to comply. Rooms will be provided with new finishes and toilot room accessories. Existing plumbing fixtures will be reused. Entry door will be replaced. D. SECOND .FLOOR RESTROOMS (mens and womens, oprox.10 fixtures) Same scope as desvrlbea in item "C" above. existing two one toilet restrooms by main entry have been reviewed for compliance. They are non -complying, but as they have relatively new finishes And it would be very expensive to enlarge them, no work on theseis intended. REIMBURSEMENTS For the above scope we propose to be compensated on a lump sum basis of $7540 plus reimbursable$, which should be minor. TIME OF PERFORMANCE once we have a notice to proceed we would have a preliminary design within three weeks. Upon approval of the preliminary design the final design would be submitted in five weeks.
