Based on the research performed, it is clear that Ms. Pence has the statutory right to request and be issued a ZCP for her
proposed duplex construction activity at 615 Mill Bay Road. She will be required to provide four (4) off- street parking
spaces for that use; one (1) parking space for the original grandfathered dwelling unit (the code requirement for parking
when the original dwelling was constructed was one (1) space per dwelling unit), and three (3)additional parking spaces
for the new unit being contemplated based on the present parking standard in the code which requires three (3) parking
spaces per dwelling unit.
Please inform Ms. Pence that a Zoning Compliance Permit will be issue by the Community Development Department
based on her need to provide four (4) off - street parking spaces.
