I am presenting to the Assembly and P &Z on May 6 Have you been able to identify any potential
KIB properties given the specifications we have provided? Certainly a location decision is a ways off,
but we probably should be prepared with a question about land availability.

Of the two sites that you have identified, one we have control over. That is the site above the hospital. Based on the
master plan drawing that you attached, that land is entirely under KIB control with no need to for adjacent City property
(actually there is a small portion of Baptist Mission land (as you leave Rezanof)).
What we have is basic topo for the area. How this exactly translates into usable space for Green Houses project and how
steep the access road might be, remains to be investigated, I think what Prochaska put together in the master plan was
just a conceptual drawing.
The Near Island site (unspecified) requires talking to the City Council or maybe first with City Manager Linda Freed.
What you may want to do is put matrix together of potential sites and ignore ownership. They can be investigated to
determine which one or ones are candidate sites that warrant further investigation.
Hopefully, your timeframe has some fluff in it. That Rick runs a busy ship!!

I copied my response to Judy Fine; she will have input as well. A view close to the hospital would be
ideal. However, it is more important for the residents to have a view than be close to the hospital. For
example, the City has 10 acres on Near Island that would be worth considering. I was also surprised
to hear during a Pioneer presentation; most folks in the room would not be opposed to a location on
the KIB property up behind the Hospital. As you know the access would probably go by the city
cemetery. In order to make this work we would probably need the adjacent City property; see
attached. Distance from amenities makes no difference in my opinion.

As far as criteria and besides the obvious needs of public water and sewer, are there any other maybe significant
criteria? I am thinking of:
• distance from the hospital,
• distance from the Sr. Center
• maybe shopping, recreation?

Hi Bud,
I am attaching FAQ regarding the Green House concept. We discussed briefly the lot size and the
answer is as follows:
What is the lot size for a Green House® home?
• While there is no standard lot size, homes may be situated on lots ranging from one - quarter
acre to one acre, as long as there is ample space for front and back yards, a porch (or
balconies, if a high- rise), public access to services (which will be governed by local
guidelines) and access for emergency vehicles. The project should also consider

family /visitor parking areas.
• If the houses are located within the community, two Green House® homes should be built
on adjacent lots at each location to allow the nurse to move quickly between the homes.
According to the current staffing plan, one nurse is assigned to every two Green House®
homes.
Bud, I would anticipate at least 3 homes (10 bedrooms each) at first with another unit for
administration and general services. As our community ages we could add a 4 th 5th etc.
It would be great to find property with plenty of growth potential. I would say anywhere from 3 to 10
acres with a view. That is not asking too much is it Bud!
