1995-11 Rezoning Lot Within Akhiok Townsite to RNCAN ORDINANCE REZONING LOT 1, BLOCK 4, U.S. SURVEY 4926, AKHIOK TOWNSITE, FROM R -1 -- SINGLE FAMILY RESIDENTIAL, IQ RNC- -RURAL NEIGHBORHOOD COMMERCIAL. WHEREAS, the City of Akhiok has requested that Lot 1, Block 4, U.S. Survey 4926, Akhiok Townsite, be rezoned from R- 1-- Single family Residential, to RNC - -Rural Neighborhood Commercial, in order to provide for the construction of a community building; and WHEREAS, the Kodiak Island Borough Planning and Zoning Commission held a public hearing on this rezoning; and WHEREAS, the Kodiak Island Borough Planning and Zoning Commission has recommended that the Kodiak Island Borough Assembly approve this rezoning; NOW, THEREFORE, BE IT ORDAINED BY THE ASSEMBLY OF THE KODIAK ISLAND BOROUGH THAT: Section 1: Section 2: Section 3: The findings of the Kodiak Island Borough Planning and Zoning Commission in recommending the approval of this rezone are hereby confirmed as follows: 17.72.020 A Findings as to the Need and Justification for a Change or Amendment. A rezone from R1-- Single- family Residential to RNC - -Rural Neighborhood Commercial is needed and justified because the rezone will: Kodiak Island Borough, Alaska KODIAK ISLAND BOROUGH ORDINANCE NO. 95 -11 Introduced by: Community Development Director Requested by: Planing and Zoning Commission Drafted by: Community Development Director Introduced: 06/01/95 Public Hearing: 06/15/95 Adopted: 06/15/95 This ordinance is not of general application and shall not be codified. Lot 1, Block 4, U.S. Survey 4926, Akhiok Townsite, is hereby rezoned from R1-- Single- family Residential to RNC - -Rural Neighborhood Commercial. Ordinance No. 95 -11 Page 1 of 2 A. Allow for mixed land use development, including public and institutional, that is supported by the adopted 1986 Akhiok Comprehensive Plan, but not permitted in the existing zoning district; and B. Rezone property that is suitable and appropriate for the public /institutional use proposed for this site and consistent, not only with the Akhiok Comprehensive Plan, but also with the historical use of the property. 17.72.020 B. Findings as to the Effect a Change or Amendment would have on the Ohjectives of the Comprehensive Plan. A change in the zoning of Lot 1, Block 4, USS 4926 from R1-- Single- family Residential to the RNC- -Rural Neighborhood Commercial zoning district is consistent with the intent and objectives of the 1986 Akhiok Comprehensive Plan. This Plan specifically promotes mixed use development, including commercial and public/ institutional, for the central core area of the community where this property is located. This rezone will allow for development of a community building in an area identified as appropriate in the Plan.
