Alaska Introduced by: Mayor Selby Requested by: Planning & Zoning Commission Drafted by: Community Development Department Introduced: 07/01/93 Public Hearing: 07/15/93 Adopted: 07/15/93 KODIAK ISLAND BOROUGH ORDINANCE NO. 93 -52 AN ORDINANCE REZONING 97.3 ACRES OF LAND COMPRISING THE LARSEN BAY AIRPORT FROM R1 -- SINGLE FAMILY RESIDENTIAL IQ LI- -LIGHT INDUSTRIAL (GENERALLY LOCATED NEAR THE CITY OF LARSEN BAY ON THE WEST SIDE OF KODIAK ISLAND) WHEREAS, the Kodiak Island Borough Planning and Zoning Commission held an advertised public hearing on a proposal to rezone 97.3 acres of land comprising the Larsen Bay Airport; and WHEREAS, the Kodiak Island Borough Planning and Zoning Commission has recommended that the Kodiak Island Borough Assembly approve the above referenced rezone. NOW, THEREFORE, BE IT ORDAINED BY THE ASSEMBLY OF THE KODIAK ISLAND BOROUGH THAT: This ordinance is not of general application and shall not be codified. 97.3 acres of land comprising the Larsen Bay Airport is hereby rezoned from R 1-- Single- family residential to LI- -Light Industrial. The findings of the Planning and Zoning Commission in recommending the approval of this rezone are hereby confirmed. A. Findings as to the Need and Justification for the Rezone. The proposed rezone of the Larsen Bay Airport from R1-- Single Family Residential to LI- -Light Industrial is appropriate f th condition land and the existing land uses at the airport. The rezone will bring the Larsen Bay Airport into conformance with borough code. With the approval of a conditional use permit, the borough can allow new development that is compatible with the existing airport uses. The rezone will not create any nonconforming lots or uses. The proposed LI- -Light Industrial zoning district is consistent with the objectives of the 1984 Larsen Bay Comprehensive Plan, which identifies this area for public development. Section 4: The official zoning map shall be updated to reflect this rezoning.
