1982-39 Enacting Chapter 17.20 of Borough Code on Neighborhood Business District Regulations7 AN ORDINANCE ENACTING CHAPTER 17.20 OF BOROUGH CODE ON NEIGHBOR- HOOD BUSINESS DISTRICT REGULATIONS. The Kodiak Island Borough Assembly hereby ordains: SECTION 1. That Chapter 17.20 of Borough Code is enacted to read as follows: Sections: 17.20.010 17.20.020 17.20.030 17.20.040 KODIAK ISLAND BOROUh. ORDINANCE NO. 82 -39 -0 Chapter 17.20 B -1 NEIGHBORHOOD BUSINESS DISTRICT Description and Intent. Permitted Uses. Requirements. General Conditions. 17.20.010 Description and Intent. The Neighborhood Business land use district is intended to encourage the development of small and compact areas for convenience business establishments which serve the daily needs of adjacent residential neighborhoods. Extension of this district along arterial streets in a "strip" fashion is not intended and is expressly prohibited. 17.20.020 Permitted Uses. The following land uses are permitted in the Neighborhood Business District: A. Barber Shops; B. Beauty Shops; C. Convenience Stores; D. Delicatessens; E. Food Specialty Shops; F. Residence of proprietor when included in the Neighborhood Business structure; and G. Self - service laundry. 17.20.030 Requirements. The area, yard, and height limits applicable to Neighborhood Business Districts shall be those of the strictest Residential District abutting the property. 17.20.040 General Conditions. A. Ground Cover. All areas not devoted to buildings, structures, surfaced drives, walks, or parking areas shall be covered and maintained with one or more of the following to minimize dust, erosion and sedimentation: gravel, concrete, asphalt, grass, shrubbery, trees or other suitable ground cover materials; B. Separation. Neighborhood Business Districts shall not be located within a one mile radius of any other Business or Neighborhood Business District. C. Site Plan. A site plan is required and shall be approved by the Commission prior to the issuance of a building permit. SECTION 2. That this Ordinance shall be in full force and effect upon passage and adoption.
