8'x16' addition w/covered deck
Housewright Construction responsibilities:
• Supply all materials and labor.
• Supply necessary permits and pay related fees.
• Waste disposal and related fees.
• Acquire structural engineering and pay related fees.
Excavation:
• Excavation sub -contractor will excavate pad with over dig
down to maximum of 6' and bring back up to desired
elevation in 1' lifts being compacted every 1'.
• Once footing and floor system are built, back fill will be
placed around new building using the organic material that
was removed.
• If excavation needs to be dug out more than 4' deep then
additional fees may incur for the additional excavation.
Foundation:
• 8"x16" footing with (2) #4 rebar and galvanized 10"x5/8"
anchor bolts with 3" bearing plates spaced maximum of 48"
O.C.
• Concrete will be minimum 3,000 psi
• Rebar that is connecting the existing footings to the new
footer will be set in epoxy.
• Covered deck foundation post will be a pier pad 3'x3'x8". If
additional concrete is needed for engineering purposes then
the additional concrete will be an extra cost to homeowner.

Stem wall:
• Stem wall will be A.W.W 2"x6" framed 016" O.C.
Stem wall shear will be 1/z" A.W.W CDX nailed with hot dipped
galvanized nails or stainless steel and nailed according to
engineering.
Stem wall will be coated with A.P.O.C. 365 foundation coating
or similar.
Floor:
• Floor system will be framed out of 2"x12" @ 16" O.C. and
floor decking will be 3/4" TNG glued and nailed at every joist.
Walls:
• Walls will be framed with 2"x6" @ 16" O.C.
• Wall shear will be 1/2" CDX nailed at engineering required
nailing.
• All headers will be framed according to engineering
specifications.
Siding:
• The first 2' of the building will be Gen -stone. The color will be
Kenai and the style will be stacked stone.
• The remaining siding for addition will be Monogram D5 and
Arctic blend will be the color.
• All trims will be colonial white.
• Tyvek house wrap or equivalent will be installed on buildings
exterior. All windows will be flashed in with GRACE
Deck:
membrane.
An 8'x10' deck will be built on the north side of addition. The
deck will be constructed out of O.D.W. There will be a hand
railing that will be picket style O.D.W and a stair set leading
to the rear yard that is 3' in width and number of stairs will
be determined by elevation of yard after backfill.
The roof from the addition will exceed beyond the building
and cover the first 6' of the deck.

Roof.
• Roof will be framed with 2"x12" @ 24" O.C. and will be
sheeted with 5/8" CDX.
• Roof will be covered with Grip -Rite synthetic roof liner.
• Roof will be shingled with Highlander midnight black
shingles and tabbed down using A.P.O.0 rubberized tab
cement.
• The roof fascia will be vinyl and flashing will be white style
"D". There will be a continuous gutter installed on eave of
roof and drained onto ground. The gutter will be aluminum
Seamless high gloss white.
Windows:
• There will be 3 windows total. 2 will be 3'x3' awning style
windows that will be framed on eave wall of building as seen
on plans and the 3rd window will be a 3'x3' picture window
framed on south facing wall as shown on plans.
Door:
• Exterior door will be a composite 9 lite door with composite
jamb that is double bore. If homeowner decides to go with a
different door then the difference in cost will either be
refunded or added in final billing.
Insulation/vapor barrier:
• All walls will have R-21 un -faced and a vapor barrier (6 mil
poly) will be installed on walls in conditioned area.
• Floor system will be insulated with R-30. A vapor barrier will
be placed on ground (6 mil poly).
• Roof system will be insulated with R-38 and have a vapor
barrier on the conditioned space side.

Drywall:
• 1/z" drywall will be installed on interior of addition and area
where sliding glass door is framed in.
• 5/8" drywall will be hung on the lid of the room.
• The drywall will be finished and textured to match (as close
as possible) the existing texture.
Homeowner responsibilities:
• Remove fence prior to excavation.
• Allow access to homes electrical panel in the event it is
needed to flip a breaker and owners are not present.
• Remove any obstructions in the work area that may hinder
the flow of production.
• Allow space for tool trailer and crew parking during working
hours. Tool trailer will remain on jobsite during complete
project.
• Pay 50% upfront and remaining 50% is due upon completion
of this contract.
Exclusions:
• All painting, electrical, plumbing, flooring, interior trim,
interior doors, cabinetry, and anything else that is not spelled
out above.
