Re: Case 15-001. Request a Screening Review for no screening other than natural vegetation
as adequate screening for outdoor storage on a B -Business zoned parcel (KIBC
17.90.050.C).
Dear Mr. Anderson:
The Kodiak Island Borough Planning and Zoning Commission at their regular meeting on July
16, 2014, reviewed and approved the screening request cited above subject to one condition of
approval.
CONDITION OF APPROVAL
1. A twenty-five (25) foot buffer of natural vegetation extending inward from the outer
boundaries of the parcel that do not abut West Rezanof Drive shall be retained as screening.
An appeal of this decision may be initiated by; 1) the applicant, or 2) any person who was sent a
written notice or submitted timely written comments or gave oral testimony at the public hearing
before the Commission, by filing a written notice of appeal with the Borough Clerk within ten
(10) working days of the date of the Commission's decision. The notice of appeal must state the
specific grounds for the appeal and the relief sought by the appellant, and is accompanied by the
$350 appeal fee. Therefore, the Commission's decision will not be final and effective until ten
(10) working days following the decision.
The Planning and Zoning Commission adopted the following finding of fact in support of their
decision:
FINDINGS OF FACT
1. The topographical features of the site, combined with the use of natural vegetation, will
provide adequate screening between outdoor storage and the adjacent parcels zoned C.
2. The condition of approval will ensure preservation of the natural vegetation used for
screening.
