SECTION 1. LICENSE GRANTED:
The Kodiak Island Borough hereinafter referred to as "Licensor," enters into an agreement on

of a mobile home ("License").
SECTION 2. PURPOSE:
This License allows Licensee to enter onto lands of Licensor to park and secure a mobile home
for OUTDOOR STORAGE PURPOSES ONLY. Once parked in outdoor storage, further
access to said mobile home will be allowed on a periodic basis by prior appointment only. Only
one mobile home per owner is allowed for outdoor storage purposes onland of the Kodiak Island
Borough.
SECTION 3. LICENSED PROPERTY:
This License is ONLY valid for OUTDOOR MOBILE HOME STORAGE located at:

SECTION 4. TERM:
The right, privilege, and license granted herein shall continue, and exist from the date this
License was entered into until the 31 't day of December 2018.
SECTION 5. INDEMNIFICATION:
I/we, as Licensee(s) herein, request that Licensor issue a license to store a Mobile Home as
described below, on Borough land. I/ we, as Licensee(s), agree to be available and on site at the
time the Mobile Home is parked at the storage site. Uwe further agree and understand that this is
a license only and that in allowing outside storage of the Mobile Home, Licensor is not acting
as an agent, subcontractor, or a Bailee, and further that Licensor assumes no liability for injuries
or damage arising out of the non -secured outside storage of the Mobile Home, including but not
limited to, damages for failure to properly secure the Mobile Home with anchors or tie downs,
theft, or mold. Uwe agree to the fullest extent permitted by law, to defend, indemnify and hold
harmless the Borough as Licensor, its elected and appointed officials, employees,
representatives, and volunteers, against any and all liabilities, claims, demands, lawsuits, or
losses, including costs and attorney fees incurred in defense thereof, arising out of or in any way
connected or associated with this License for outdoor storage of Mobile Home. Further, Uwe
agree that Licensor is not responsible for any damages to, or caused by any Mobile Home
moved or stored, regardless of whether the damage was caused by the Licensor's negligence or
otherwise.

SECTION 6. NONTRANSFERABLE:
This License is restricted to the Licensee(s) named herein.
SECTION 7. CONDITIONS:
In addition to the items stated above, the I/we, as Licensee, hereby agree to the following:
A. CERTIFICATION MUST BE PROVIDED BY QUALIFIED
NVIRONMENTAL ASSESSMENT THAT THE MOBILE HOME CONTAINS NO
ASBESTOS OR LEAD BASED PAINT.
B. (XA BOND SHALL BE POSTED IN THE AMOUNT NECESSARY TO
TRANSPORT AND DISPOSE OF THE MOBILE HOME IN THE EVENT THAT
THE MOBILE HOME IS ABANDONED ON BOROUGH LAND AT THE
TERMINATION OF THE LICENSE.
C. KTHE LICENSEE(S) SHALL PROVIDE TIE DOWNS OR ANCHORS AT THEIR
WN EXPENSE TO SECURE THE MOBILE HOME FROM WIND OR SEISMIC
MOVEMENT.
D. MOBILE HOME OWNER WILL PERMIT BOROUGH STAFF TO
PHOTOGRAPH THE INTERIOR AND EXTERIOR OF THE MOBILE HOME AT
TIME OF STORAGE TO DOCUMENT CONDITION.

This Trailer is a 68'x 14' Single wide trailer with a 7' x 20' roll out, with three bedrooms, two baths, on a temporary
foundation. The trailer has stick framed walls with sheet metal siding. There is a wood framed roofing system with a
sheet metal cover on top of the original sheet metal roof. Trailer interior is wood paneling walls throughout the
trailer with fiberglass insulation and Cellulose ceiling panels.
Floor coverings are a mix of carpet and pad over the original sheet vinyl (previously tested) over plywood subfloor
