This letter confirms that the single-family residence on Lot 19, Block 1, Leite Addition,
at 1325 Mission Road, is located well into the front yard setback, as indicated on the as -
built survey dated January 5, 2000. The front setback for the R1 -Single family residential
zoning district is twenty-five (25) feet.
Borough assessing records indicate that the house was built in approximately 1940, and
as such, existed prior to current Borough zoning regulations being in place. As a result,
this house is grandfathered, as a legal non -conforming structure. See KIBC 17.36.040
