Box 1161 Kodiak, Alaska 99615 Kodiak Island Borough • Re: Lot 5, Block 3, Leite Addition Request for Information Dear Mr. Omlid: 710 MILL BAY ROAD KODIAK, ALASKA 99615-6340 PHONE (907) 486-5736 March 16, 1987 The purpose of this letter is to confirm our conversation of March 3, 1987 in which we discussed the duplex use of the dwelling on Lot 5, Block 3, Leite Addition and to request additional information. Lot 5 is zoned R -1 -Single Family Residential. Borough records show a single family residential (SFR) use of Lot 5 since 1949. City of Kodiak utility billing records show a single family use as well. You indicated that the dwelling was converted to a duplex in 1968. You are advised that you are liable for all back property taxes and utility fees for the duplex use of the land and structure since the date of conversion. Since records show a SFR use, you will have to prove the continuous duplex use of the dwelling since before the effective grandfather date of June 5, 1980. Proof must be in the form of zoning compliance and building permits, or rent receipts and rental agreements, and a notarized affidavit from you stating the continuous duplex use. Please submit the above information within 30 days of your receipt of this letter. Failure to comply will result in an administrative decision ordering the discontinuation of the duplex use of Lot 5.
