Both lots are zoned R2 -Two Family Residential. According to the Borough's records, Lot 35 contains 4,597 square feet, and Lot 35-A 5,673 square feet for a total area of 10,270 square feet. The combined area of the lots is sufficient for the construction of a duplex because only 7,200 square feet are required. Also, two ad- jacent lots, when commonly owned, are treated as one. Setbacks required for the construction of a duplex would be a 25 front yard, 10' side yards, and a 25' rear yard. None of these should pose any problems to the future,development of your lots.
