Since the corner of the house on Lot 34B (Bosworth) appears to be within about 3 feet of the front lot line and Lot 32 is vacant, the front yard setback of Lot 33 would become, by averaging, approximately 14 feet instead of 25 feet (i.e., 3+(1/2 x 22)). It would revert back to 25 feet if Lots 33 and 34B (Ptn. Lot 34) were consolidated into a single lot by replat, unless the proposed revision to 17.36.040 A (see page 3 of Draft # 1) were eventually adopted.
