RE: Portion of Lot 24, Block 14, Kodiak Townsite Addition
Ms. Leslie Short has asked that | reaffirm the contents of a letter
dated February 4, 1983 from Mr. Will Walton. That letter concerned
the status of her home located on a portion of Lot 24, Block 14,
Kodiak Townsite Addition.
The structure, located on a portion of.Lot 24, Block 14, Kodiak Town -
site Addition, has "grandfather" rights. That is, the structure is
legal since it existed prior to June of 1980. This is also true of
the lof, although the lot is a substandard size. The minimum "legal -
sized" lot is 7,200 square feet.
If the existing structure was destroyed, it could be replaced by a
new structure only if it met all the current code requirments, or
variances were obtained from code requirements.
The records | have checked show the adjacent city -owned property zoned
for conservation use, not watershed.

I would greatly appreicate it is you -would reiterate its contents
in a letter to Ms. Mary Jacobs of Kodiak. She is the individ-
ual who will be buying our home and wants something 'in writing
describing its "grandfather rights."

from 9:00 AM until 6:00 PM weekdays if you have any questions.
Also, at this time I do not have an address for Mary but will
contact her for an address if you feel it is necessary. Other-
wise either Mary or I will pick up the letter when it is con-
