That letter concerned the status of her home located on a portion of Lot 24, Block 14, Kodiak Townsite Addition. The structure, located on a portion of.Lot 24, Block 14, Kodiak Town - site Addition, has "grandfather" rights. That is, the structure is legal since it existed prior to June of 1980. This is also true of the lof, although the lot is a substandard size. The minimum "legal - sized" lot is 7,200 square feet. If the existing structure was destroyed, it could be replaced by a new structure only if it met all the current code requirments, or variances were obtained from code requirements. The records | have checked show the adjacent city -owned property zoned for conservation use, not watershed. If you have any other questions about this property, please contact me.
