Lot 20A, Block 14, Kodiak Townsite is zoned R2--Two-Family Residential according to the Official Kodiak Island Borough Zoning Map. The lot is developed with a two-family dwelling unit (duplex) which is a permitted use in this zoning category. Section 17.57.020 of the Borough Code specifies that a two-family dwelling shall provide four (4) off-street parking spaces each having dimensions of eight (8) feet by twenty (20) feet. For this property, two (2) of the required spaces are provided in the garage [dimensions of twenty (20) feet by twenty-four (24) feet according to assessing records]. The other two (2) spaces are shown on the attached "As -Built" survey. I have verified through your photographs and a site inspection that these spaces are available and usable. Based on the above, the Community Development Department has determined that Lot 20A, Block 14, Kodiak Townsite, is in full compliance with Title 17 (Zoning) requirements for off-street parking provided the garage is available and used for off-street parking.
