It has been brought to our attention, through City of Kodiak utility records, that you are paying
for two residential water/sewer/garbage services at your lot referenced above. Our assessing
records indicate that this B -Business zoned property contains a grandfathered single-family
residence and an accessory building. If any remodeling has taken place to accommodate an.
additional dwelling unit in either of these structures, no zoning or building permits were obtained
through the KIB Community Development Department office, or through the City of Kodiak
building department.
This letter is being sent to you as a courtesy, to remind you to check with oui• office prior to any
building and/or remodeling projects, to ensure compliance with local zoning'regulations and'
building codes. While the existing single family residence on this lot is permitted as a non-
conforming grandfathered use, the addition of another dwelling unit is not permitted under the
current B -Business zoning code (see Chapter 17.21 enclosed). If you indeed have a second
residence at 421 Sargent Street, the use must be discontinued immediately to avoid any
enforcement action, which could potentially lead to legal action,
