AGREEMENT FOR SALE & PURCHASE OF REAL ESTATE
le undersigned parties by and on behalf of INTERNATIONAL SEAFOODS OF ALASKA, INC. (Seller), and
EAN ENTERPRISES OF ALASKA LLC (Buyer), mutually and without duress enter into this lagreement as a
atter concerning the property located at 619 East Marine Way, Kodiak, Alaska:
1) Buyer agrees to purchase from Seller for the sum of $70,000.00 (seventy thousand and no/100 dollars)
the above named real property. This sum shall constitute full and final payment due Seller by Buyer.
2) Seller agrees to level the unimproved lot prior to final delivery of the real property to Buyer. Aside from
this single condition, Buyer shall otherwise accept real property in "as -is" condition and will not hold
Seller liable or responsible for any condition or finding after the execution of this Agreement.
3) Upon payment of the total purchase price, Seller shall deliver to Buyer a duly executed ,Quitclaim Deed
and Bill of Sale, releasing all claims to the property. Such Quitclaim Deed shall convey the property
free and clear of all liens and encumbrances, excepting those easements and restrictions and the
taxes, municipal liens, utility rents, and/or public charges assumed by the Buyer and further excepting
those placed upon the property or suffered by the Buyer subsequent to the date of this Agreement.
4) Buyer shall be responsible for filing and recording of Quitclaim Deed and any associated fees.
