Mr. Holt stated that it cannot be done at the present time. B. Marietta Coons/Tom Boyer - Trailer Location on Lot 4, U. S. Survey 3099 - Mrs. (Coons gave a brief explanation on why they now ha / five (5) trailers located on the lot 4B and 4[ of U. S. Survey 3099. She stated that three of the trailers are p /rmenant and two are on a temporary statr. They have about 11 acres of total acreage. In its present condition the lot constitutes a mobile home park and S -he cannot afford to put one in. She stated that she' |) buy the - license if need be; but cannot put in the requirements o[a L mobile home park. states does not charge rent to any of the people. The code Nhotynu cannot have more 1: -Ian two trailers on a private lot, or else it consitutes a trailer park. It would have to be subdivided to solve the problem. The space between the trailers is now adequate and they are hooked up to city .sewer and water. Mrs. Gellis asked about issuing a temPorary permit or granting an exception. The only solution would be to get rid of the excess trailers and r eplat the lot, The Haines have be.en issued a temporary trailer permit by the Building Inspector for the period of one year on Lot 4B. Mr. Holt moved that al, temporary permit be issued for the placement of this additional trailer, conditional on removal of the other two (2) trailers by the first of July, and submiSSion by that time of the plan to subdivide so that they only have one trailer on one lot. (1) The lot is irregular in shape as shown on the map. A portion of it drops rapidly from Mission Road, levels off to.a lesser slope for a short distance and then drops sharply at the low end or rear. (2) Compliance with the 25 foot front yard setback would cause the rear of the house to be built on fill or have an excessively high concrete foundation wall. Also the approach to the garage would be so steep as to make it unusable during half of the year. There are no houses on the adjacent lots and the decrease in front setback will not affect public health, safety or welfare. Granting of the variance will allow this lot to be used as zoned despite its irregular terrain. Therefore, it is not contrary to the Comprehensive Plan/ C.
