On January 23, 1985 I investigated the violation complaint of Tim Hill
concerning parking lot requirements on property zoned business located
atAII:Rezanof:Drive-owned by Knox Christie. The review of the case determined
that parking requirements were met and Dr. Christie was advised by letter
as to how the number of parking spaces was calculated (see the letter dated
March'14, 1983 and building permit 5095). The determination is that the
property is currently in conformance with Borough zoning regulations.

You inquired about the off-street parking requirements on
Lot 198° Block 5, Erskine Subdivision, USS 562, if a pro-
posed I,300 square foot addition is constructed for dental
clinic purposes..
Please be advised as follows:
1. The property in question is zoned R2-Two Family
Residential and Clinics are a permitted use (Section
17.19.020/D\ Kodiak Island Borough Code);
2. The property in question contains 14,767 -square
feet of area and 8 3,6D0 square foot building;
3. Present Borough Code requires one space for each 100
square feet Of floor area (Section 17.57,020/2\/8\ Kodiak
Island Borough Code);
4. Borough Code states that different uses in a building •
requires off street parking as a total for the different
uses (Section 17,57,020(C) Kodiak Island Borough Code):
5. The addition of 1,300 square feet to the existing
clinic will provide a 4,900 square foot multi-storied
facility which actually occupies 1,640 square feet of
ground area;
6. Required off-street parking for the facility in
question is 30 spaces and was determined as follows:
a. Square footage of building 4,900
b. Less living area 1,200
C, Subtotal 3,700
d. Less storage area 700
e. Total square feet 3,000
f' 1 space per 100 square feet = 30
7. Thirty off-street spaces will use 10,500 square feet of
—property (30 x 350). 7he'propertv contains 14`240 square
feet of area from which a 1,640 square foot building can
be deducted leaving 12,600 square feet for parking.
