The original zoning compliance for your site is on file with the City of Kodiak Building Official (copy attached) which shows a proposed 45 foot front yard setback on the plot plan and an estimated 35 foot setback in the zoning compliance block in the lower right hand corner of the form. The code requirement for front yard setbacks is noted to be 25 feet minimum which has not changed since this house was constructed. Based on the preliminary plat that adjusted the side lot line in 1982, the plat shows the building footprint to be approximately 17 feet away from the front lot line. If this is correct, it could pose a problem for your requested project and may require you to obtain a variance to address the encroachment of the front portion of the house. You should check your as-built survey to see if this is truly the case as the preliminary plat cannot be relied upon in the same way that an as-built survey would be. 1 would recommend that you bring a copy of your as-built survey to the department so that we can review it with you and discuss ways of addressing this concern.
