BOX 1246 KODIAK, ALASKA 99615 -1246 PHONE (907) 486 -5736 Mrs. Phyllis A. Williams P.O. Box 4171 Mountain View, CA 94040 Dear Mrs. Williams: February 15, 1985 Re: Lots 1, 2, and 3, Block 13, Aleutian Homes Subdivision. Thank you for your letter dated January 26, 1985. Since that time I have met with Mr. Jenks and discussed development alternatives on your property given the additional easements required by K.E.A. for the new 69 k.v. electrical transmission lines. It became apparent after our discussion February 13, 1985 that the maximum development that could occur on all your lots is the construction of a duplex structure on a combination of Lots 2 and 3. The remainder of Lots 1, 2, and 3 may be utilized for parking or other non - structural uses. Because only a small area of building space will remain on Lot 2 after meeting the minimum borough setback requirements as well as granting additional easements requested by K.E.A., it may be practical to incorporate the area of Lot 2 with the space of Lot 3. By doing this, the normal side yard setbacks required along the common lot line between Lots 2 and 3 can be abated (see drawing). Replatting of Lots 2 and 3 into one lot is not required by borough code, but construction of a duplex may then occur anywhere in the red hatched area of the map. Mr. Jenks will be contacting you with similar information. I have included a copy of the notes taken by Mr. Jenks during our discussion describing your options. These may help explain your options. Should you have additional questions, please call. Sincerely, pct 4 a' Bud Cassidy Assistant Planner /Zoning Officer Community Development Department pb cc: Property File Robert Jenks La% /c,-ncJc
