to an R -1 zoned lot. No screening review is required due to site plan showing all operations pertaining to this use will be conducted
more than 100' from that lot (KIBC 17.105.060.G). See staff compliance notes below.

Plat / Subdivision Requirements? Placement of mobile concrete batching unit must meet all setback requirements for Industrial
zoning (KIBC 17.105.040). The attached plat mark -up shows front, side, and rear yards for identifying setbacks as determined by staff
(KIBC 17.25.130). All concrete batch plant operations must be performed more than 100' from the adjacent 2373 Selief Lane R -1 zoned
parcel (KIBC 17.105.060.G). No open storage shall be located closer than 25' from the property lines that abut Selief Lane or Von Scheele
Way (KIBC 17.105.060.F). All other performance standards of KIBC 17.105.060 also apply.
