The Kodiak Teen Center sits on two lots; lots 1 and 2 of
Block 8 Aleutian Subdivision. Lot 1 contains 8,171 square feet and
lot 2 contains 5,498 square feet. The two lots together contain
13,669 square feet.
We have verified sales in this area at $1.50 per square feet although
the rumors have it selling for up to $3.50 per square feet. Keeping
with the verified sales this land would have a value of $20.500.
The building is 40 x 60 wood fram construction with wood piling
foundation. The replacement value for new construction would be $108,000.
However, this building needs lots of minor repairs.
I have allowed a 208 physical depreciation and a 208 effective age
depreciation giving a total of 408 depreciation or $64,800 value for
the building, this added to the land value of $20,500 cares to
$85,300.
Teen Center Value: $85,300.
