It has been brought to this Department's attention that your residence at the above -
mentioned location is currently being advertised for sale in KVOK/KRXX radio's
classified ads. The ad states that your house includes a "mother -in -law" apartment.
Since this property is zoned R -1 Single Family Residential, having even a small
apartment on this property as a separate dwelling unit is a violation of Kodiak Island
Borough Code section 17.18.020, "Permitted Uses ". Zoning compliance and building
permits (#4555) were issued on July 5, 1978 for a single - family residence. There is
nothing in our files to indicate a permitted change in this use, nor is there any
documentation which would establish that the apartment is a legal nonconforming (or
grandfathered) use.
You are advised of this fact as a courtesy to safeguard against misrepresenting the
property to potential buyers.
