Design issue tracker spreadsheet with ARB comments /concerns is attached. TY has just received the life cycle cost analysis for LED versus fluorescent lighting and hasn't had a chance to review completely, but at a glance it is saying that LEC will be the least expensive. F. Public Comments None G. Staff Comments WK: Appreciate the time and effort of the ARB and TY. Saving the KIB lots of money. Thanks to BW for serving on the ARB. KS: Appreciate the ARB, it's a great resource. H. Board Member Comments CF: KEA has LED lights in their offices and everyone seems to like them. Concerned about overall loading of building. Questions what the larger service is for? Thinks this is way over sized for the KHS. Sizing is equivalent to the USCG base. TY will have the electrical engineer justify size. Glad to be part of the process and helping to save money. 1F: Should check with the Energy Authority to see if there is any funding available. Appreciates JYL work and the fact that the team seems to be listening to requests and comments. BW: Have enjoyed serving on the Board, but this is last meeting. Time to move on. This causes significant heat loss. Wall void should be closed off. 00s ARB A Y wind and solar study has been accomplished using "versari ", an Autodesk software program. Graphic images of the study will be forwarded for review 006 The metal siding and insulation ARR 43 Y improvements to the Voc Ed and Single Story Classroom Buildings are alternate bids. If the alt. bid. is not selected, heating load on boilers will increase. Mech should verify. 007 include in specifications to ensure that ARB A Y membrane and fastener plates are clean prior to welding membrane to rhinobond plates. 009 Revisit window flashing detailing- ARR A t' sealant as shown on drawings will block flow of moisture through the weeps in the frames. Page 1 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. Item No. Issue By To Date Action Comments Issued Required 1 0 Include additional SSG joints- minimize ARB A r the need to rely on metal flashing and fishing sealants 01 1 Cap interior sides of window sills with ARB A Y extruded aluminum or bent aluminum cap- have cap rovided by window manufacturer. 0 2 Verify sizes of all electrical rooms ARB A, v 0 1 3 Revise window detail so that sill pan ARB A t' dam rised higher than 1.5 inches to minimize the potential for wind driven rain to blow up past the dam. This relates particularly to window detail 4/A10.2 0 1 4 ARB advises that vapor barriers be ARB A S adhered with acoustical sealant. 01 5 Cap raw ends of all drywall with "L" ARB A t' - metal- see detail 2/A10.3 0 6 Provide sealant and backer rod at ARID A Y window head in line with 1/2" dens glass underlayment, detail 2/A10.3. 0 7 Instead of tapered insulation, consider ARB A Y shaped nailers to connect the underlayment panel below the membrane on detail 2/A10.3 0 1 B Consider using large steel braces in lieu of ARB S t' concrete shear walls. 01 9 Granite quarry will be opening in Kodiak ARB A,L Y soon. Consideration should be given to incorporating granite into the landscape design. Page 2 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. Item No. Issue By To Date Action Comments Issued Required 020 An addional exterior stair is required in the ARB A,F,:\I,S Y viscinity of the cafeteria in order to have code compliant egress. It is not yet shown on the drawings. 021 ARR F 1' Design team is still looking at the possible use of LED light fixtures. Decision will be made on a life cycle cost basis. 022 ARB AI,L,C,A Y Propane tanks will be placed at the rear of the building, away from the main entry area. Eact location to be determined but likely between the gym and Voc Ed building. Gas supply piping will be routed in areas that are easily accessible for maintenance. ❑ 23 JYL was asked to provide a checklist of ARR A Y See attached deliverables for 65% and 95% documents. We will provide a list based on the AIA contract requirements 024 ARI3 A Y Design team will coordinate exterior openings with original documents- it is reported that a number of original openings have been covered over by subsequent renovations, especially at the voc ed and one story classroom building. They may affect how the layouts occur on sheet A1.4. Overhead door openings not shown occur along grid 9 and HH and likely other areas as well. Page 3 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. Item No. Issue By To Date Action Comments Issued Required 025 It was reported by KEA that service to the ARI3 B Y mental health buildings, Borough Building and other campus buildings is tied to a transformer to the south of the eissting learning center. Removal of the transformer will require relocating these feeds. Electrical engineers are to work with KEA to determine the best option for these services. 026 ARB E Y There is concern about the number of parking lot lights- a balance will need to be found between the amount of light leaving the site and the number of fitures provided. 027 Design team was asked to justify the ARB F Y electrical entrances- there is concern that they may be over served. 026 Landscape scheme was not accepted. ARB Preference is to simplify the design to facilitate snow removal from walks and around plant bed areas. It was also requested to simplify parking lot areas so that snow plows are less inclined to strike projecting curbs. 029 ARB A,C,L N The greenhouse is to remain if possible. It is an education program component, but has not been included in the cost estimate for demolition and replacement. Page 4 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. Item No. Issue By To Date Action Comments Issued Required 030 Demolish the existing sidewalk between the ARB A,I.,C Y bourough building and the one story classroom building. 031 ARB L Y Rather than the formal basketball court with foursquare courts, it was suggested to provide several backboards in the courtyared area between the one story classroom building and the tower. 032 The site layout needs to be revisited for ARB A,C,I, 1' accessibility for trash dumpsters and dumpster pick -up. 033 ARB Numerous trees are shown in the new planter bed at the new driveway entrance to the site from Rezanof, as well as planted in the existing planter bed parallel to Rezanof. Site lines from vehicles leaving and entering the driveway are compromised by these trees. They should be removed. DOT should be consulted for landscape limitations along the Rezanof, which is a state right of way. 034 DOT will be consulted for site line ARK C, I. Y limitations of street trees, particularly as shown on Sheet L4.2 Page 5 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. Item No. Issue By To Date Action Comments Issued Required 035 AR C,L N A committee is being formed to administer the AIPP process. Artwork will be considered that can be incorporated into the building design. One area of consideration is the possible water feature at the main entry area. Design drawings will not include the water feature until it is determined to be part of the work, and input from the AIPP obtained. 038 ARI3 A,:M N Design R values used by the design team have increased since it was determined that ground sourced heat pumps are not cost effective on this project. Thermal resistivity goals include: walls R -32, roof R -70. 037 ARI3 A,S S ARB prefers wall base detail 6/A10.4 rather than the alternate base shown on 4 /A10.1. 03 B Revise cut panel flashing detail, (such as ARB A t' shown on 2/A10.3, to include a U shaped end fishing and a hemmed flashing w/ continuous clip 039 At det 6/A10.4, consider using continuous ARB A,S Y angles installed against the existing foundation wall as a means of securing the new foundation to the existing foundation wall. 040 Place sealant behind the typical window ARB A Y fleshings rather than in front of them (det 2/A10.4) Page 6 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. Item No. Issue By To Dote Action Comments Issued Required 041 Depth of footing at 6/A10.4 may be 36" Al2B A Y rather than 48 inches shown. 042 Al213 A Y investigate whether spandrel panels in south facing curtain wall systems should be double glazed rather than triple glazed. There is concern that the triple glazed panels may fail due to heat build -up. 043 Consider installing rigid insulation between ARB A Y the flanges of the perimeter beams (Det 2/A10.5) rather than the fiberglass batts shown 044 Al2B A Y At det 4/A10.5, consider perforated steel angles to support the wood panels to facilitate drainage behind the panels. 045 Wood panels are proposed to be Ipe, a ARB A N tropical hardwood. 046 Ensure that mechanical design fully ARB NI S considers heat build up on south side of tower. 047 Use SSG ( Silicone Structural Glazing) to the ARB A Y extent possible. This would include using SSG at detail 4/A10.5 rather than the aluminum cap detail shown. 04e JYL ARB N Testing and life cycle cost analysis has determined that ground sourced based heat pump heating system is not cost effective at the scale achievable on this site. Page 7 Kodiak Island Borough 2/24/2012 Kodiak High School Addition and Renovation ARB Schematic Review Comments Jensen Yorba Lott, Inc. 049 Mechanical system will include a boiler JAI. ARB N system including 4 boilers. Mechanical engineers are investigating a system using 110 to 120 degree water instead of the normal 180 degree heating medium. Mechanical engineers will report their findings. 050 Existing elevator is operable but in need of JAI. ARB A' renovation if it is to be used daily for the food service. 05 t Use high impact resistant materials for all ARB JYL S doors. Work with KIBSD staff to select interior and exterior door types 052 ARE JYI. Y Ensure that windows can be cleaned behind exterior x braces. Leave x braces exposed. 053 ,ARB JYE Y Confirm the requirement for termination bar at roof to parapet transition. 054 055 056 Page 8
