BOARD OF ADJUSTMENT, AFFIRMING THE DECISION OF THE PLANNING AND ZONING COMMISSION
CH GRANTED PRELIMINARY APPROVAL OF THE SUBDIVISION OF LOT 3, BLOCK 2, BELLS
;:FLATS ALASKA SUBDIVISION, U. S. SURVEY 2539 TO LOTS 3A THROUGH 3K, BLOCK 2,
IBELLS FLATS ALASKA SUBDIVISION, U. S. SURVEY 2539.
WHEREAS, Robert A.
and Roberta A. Lochman submitted a request to
subdivide a 13.80 acre parcel of RR -1 zoned land in order to obtain 11 lots
; a minimum lot area of 40,000 square feet, and
WHEREAS, the Planning and Zoning Commission at its regular meeting
:held November 16, 1983 granted preliminary approval to the subdivision request
lsubject to four conditions, and

WHEREAS, on November 20, 1983 Patricia P. Lods of Lot 4A, Block 4,
!/Bells Flats Alaska Subdivision, U. S. Survey 2539 indicated her opposition to
:!the proposed subdivision, and
WHEREAS, the Kodiak Island Borough 9 Assembly, seated as a Board of
Adjustment at its January 5, 1984 regular meeting conducted an advertised and
I l noticed public hearing on the appeal request.
VOW, THEREFORE, BE
IT RESOLVED by the Board of Adjustment that it
confirms the Planning and Zoning Commission's November 16, 1983 decision giving
'preliminary approval to the subdivision of Lot 3, Block 2, Bells Flats Alaska
',Subdivision, U. S. Survey 2539 for the following reasons:
1 . The subdivision lots 3A through 3K, Block 2, Bells Flats Alaska
Subdivision, U.S. Survey 2539 (Robert A. and Roberta A.

is of Title 16 of
the Borough Code on subdivisions, and
2 . The subdivision with the 4 conditions is needed to meet the develop-
ment pressures within the Kodiak community, and
3. There is no reason to deny the plat with the 4 conditions.
