LEASE -RENTAL AGREEMENT AND DEPOSIT RECEIPT
Received from: Special Finds, hereinafter referred to as TENANT, the sum of $500 evidenced by (cash,
check, money order) upon acceptance of this rental agreement, the Owner shall apply said money as
follows:
Rent for the period from September 1, 2024 - August 31, 2025
TOTAL RENT:
Rent shall be $500 per month, payable in advance, upon the FIRST day of each calendar month to
Kodiak Baptist Mission.
TENANT hereby offers to rent from Owner the premises situated in the City of Kodiak, State of Alaska,
described as: 1444 East Rezanof Drive (yellow building, approximately 1700 sq ft), upon the following
terms and conditions:
TERM:
The term hereof shall commence on September 1, 2024 and continue until August 31, 2025 for a total of
12 months and 0 days. On a month to month basis thereafter, until either party shall terminate the
contract by giving the other party 30 days written notice from the rent due date (i.e. due Nov 1, notice
must be given no later than Oct 1.) There will be an option to move in earlier if unit is available.
OPTION TO MOVE IN EARLY:
Once a lease has been signed, tenant shall be given building access to clean, paint, and prepare for
occupancy and operation of the thrift store.
OPTION TO RENEW: Tenant shall have one (1) right and option to extend the term of this lease for a
period of one (1) year if at the end of the agreed upon original term both parties agree to the extension.
Multi -year lease option may be offered by Owner. Notice of request for extension to be given by tenant 90
days before end of existing maturity of August 31, 2025. If extension is granted, Landlord shall give
written notice within 30 days of request to extend or 60 days before maturity (August 31, 2025).
UNLESS: Owner notifies TENANT at least 30 days before the rental due date specified in the notice that
a new rental term will become effective. On a hold -over tenancy, TENANT shall be bound by all the
terms, covenants and conditions of this agreement as applicdble. Upon termination, rent shall continue
until all keys have been turned in and inspection completed.
LATE CHARGE:
Late charge of S50.00 will be assessed for all rent payments received after the 5th of the month.

Occupant shall reimburse' Kodiak Baptist Mission (KBM) a cost of $500 per month for heat (heating
oil), water, sewer, electricity. This amount will be due on the first of every month.

TENANT will leave the unit in a clean and presentable condition. It is understood that the TENANT shall
be responsible for any costs incurred to repair damage or cleaning the unit. TENANT agrees that upon
termination of this lease: they will do or cause to be done the following to their unit; vacuum, clean
curtain rods, wash inside of all light fixtures, clean and defrost refrigerator, clean dishwasher, stove, oven,
and vents; clean inside and outside of cupboards, clean all sinks, toilet bowls and enclosures, wash all
tile/vinyl floors, take all garbage to the dumpster, and return all keys.
MAINTENANCE AND REPAIR:
If a problem arises that does not constitute a safety problem or endanger the property, please call us
between the hours of 9:OOAM-5:OOPM at 907-4864126 to report the problem (leave a message if the call
is not answered). After hours call the director of KBM, Johnny Walker, at 304-890-6905.
FIRE AND CASUALTY:
In the event of a fire -evacuate the building immediately and call 9-1-1,
If fire or any other casualty destroys the premises, the rent will be abated while the premise is not
rentable. The Owner is not responsible to provide TENANT with a rentable space to operate while the
premises are unusable. If the premises are destroyed, this lease shall cease and terminate and the rent shall
be adjusted to the date of such casualty.
LIABILITY:
Owner shall not be liable for any damages to TENANT's property for TENANT's agents, employees.
guests, or invitees, except as provided by law and TENANT agrees to indemnify and to hold Owner
harmless from any and all claims and costs of such. TENANT should maintain fire and theft insurance for
commercial property. TENANT will not use the premises for any purpose that will increase the fire and

casualty rate above the rate now being charged. If the rate should increase over the present rate as a direct
result of TENANTS activities, the TENANT will pay the amount of the increase. TENANT
acknowledges that if they fail to procure such insurance it is their responsibility and they alone shall bear
the consequences.
RIGHT OF ENTRY: a
The Owner shall give Tenant a 24 Hour notice of intent to enter unless there is an emergency. If
abnormal abuse or waste of the premises is found, TENANT shall immediately eliminate such wear,
abuse or waste (at TENANT'S expense) and restore the premises to their condition upon execution of
this lease, normal wear and tear expected. Quarterly inspections of the premises will be conducted by
Owner in efforts of preserving the integrity of the rental property.
Locks: Tenant is permitted to change the locks on doors, provided entry is provided to Owner upon
request.
TENANT RESPONSIBILITY:
TENANT will comply with all ordinances, regulations, and laws affecting the premises or their use, and
will not use or permit the premises to be used for unlawful purposes. The premises will be used as a
nonprofit thrift store/resale boutique. TENANT will keep the premises as clean and safe as the condition
of the premises upon execution of this lease agreement. All fixtures will be as clean as their condition
upon execution of the lease using in a reasonable manner the electrical, plumbing, heating, and other
facilities and appliances in the premises. TENANT will refrain from destroying, defacing, damaging,
impairing, or removing any part of the premises or permitting anyone else to do so. TENANT and all
other persons on the premises shall conduct themselves in a manner that will not disturb the occupants of
other dwellings in the proximity.
TENANT will be responsible for notifying Owner in the event of any conditions (ie; leaks, water or gas,
roof ice build-up, etc.) that could cause damage to the property without preventative maintenance.
The TENANT shall maintain the surrounding grounds, and keep the ground free of rubbish. No waste,
nuisances, or other act of disturbance of the quiet enjoyment of the neighbors will be tolerated. Trash
will need to be taken to a dumpster provided by the city.
BUILDING UPGRADES:
Any building or land upgrades shall be approved by Owner. Upgrades necessary for the safety and
security of the building shall be cost shared between the Tenant and Owner upon approval of Owner.
PARKING:
Parking for employees, customers, etc. will be available in front of the building. Signage for
handicapped parking is permitted.
SIGNAGE:
Subject to Owners's prior written approval, Tenant, at its sole cost and expense, may install signage
identifying Tenant at the entry to the KBM property and on the building. Identification signage shall be
consistent with building standard signage as determined by Owner. All permitted signs shall be
maintained by Tenant at its expense in a first-class and safe condition and appearance. Upon the
expiration or earlier termination of this Lease. Tenant shall remove all of the signs it has installed at
Tenant's sole cost and expense. Tenant shall repair any damage to the Premises or Project, inside or
outside, resulting from the erection, maintenance or removal of any such signs.

INSURANCE:
Tenant will name as additionally insured Kodiak Baptist Mission and American Baptist Home Mission
Society as by certificate.
AMENDMENT:
No amendment of this Lease shall be effective unless reduced to vliting and subscribed by both parties.
BINDING EFFECT:
This lease and any amendments shall be binding between the Owner and Tenant.
