1985-03-13 Regular MeetingARCHITECTURAL REVIEW BOARD ' MINUTES The meeting was called to order at 7:13 p.m° in the School District Conference room on March 13, 1985, with the following members present: Dennis Murray, John Witteveen, Chuck Winegarten, Jerome Selby., Bill Beatty, Robin Heinrichs, Reed Oswalt, and Art Bors. Wayne Coleman arrived at 7:20 p.m. Also present were Ray Camardella, KIB Facility Coordinator, Bob Ellison, Director of Operations and Maintenance, KIBSD, and Newell Goldsberry, Architect, Sundherg & Associates. Previous meeting minutes were reviewed without comment" Dennis Murray moved to approve the minutes as presented, seconded by Bill Beaty and passed by unanimous vote. Ray then introduced Newell Goldsberry, Project Architect for the Maintenance Facility Project. Maintenance Facility Schematic/Design Development 50% complete, plans and specifications were reviewed with the following comments made: - The floor plan presented was a representation of the program needs as identified by the School District specifications and staff interviews conducted in February, 1985^ An accurate cost estimate was not available at this time. - The large size of the restroom/lockerroom areas was questioned and it was explained that existing restrnom space was being utilized and the need for additional future student restrooms was not necessary. ~ The exterior wall construction would be the same metal panel system being utilized on the Auditorium. - The roof system would be the same metal type concealed fastner system used on the Jr. High Remodel and Old Main Remodel" Slope would be a minimum 1:12 and 2:12 if possible" - The Maintenance Facility would be considered a B2 occupancy code with a one hour requirement and considered seperate from the adjacent structure" The wood shop and repair shop would be isolated with one hour construction" No sprinkler system would he required but a fire detection system would be installed" - The structure would be steel, metal framed with concrete slab, 4" and 6" slab in heavier, load areas. - Fresh air ventilation would be provided as required by code" - Heat would be provided by tieing into the existing heating systems with baseboard in the office areas and unit heaters in the shop areas" - The only exterior windows were located in the office area. - There are electrical and mechanical spaces to house the electrical service and mechanical equipment including: High pressure washer, air compressor, and emergency generator. It was explained that a switching arrangement would be provided to utilize the shop as a load when testing generators" ~ The location of the welding shop next to the wood storage area was questioned. It was pointed out that the seperation from the diesel and gasoline in the vehicle maintenance area was desired. � - It was questioned if large pieces of glass could be handled and it was noted that the glass shop size and access was sufficient for the work the school district anticipates" ~ It was questioned what the difference in existing to new square footage was, existing estimate ` 8000, new - 15000 with 3500 in mezzanine storage. - The finish room was described as a dirt free area and adjacent to the shop for hand finishing of items" - Rated metal cabinets for flamable liquid storage are available for the minimum paint storage requirements. - It was questioned whether a 12' x 12' door was large enough" - Genera] access problems were pointed out with the desire to eventually pave the road area expressed" - Exit only doors should not have external hardware devices. - Planning and zoning requirements regarding parking should be determined, - A pit for vehicle maintenance should be considered. No further action on the Maintenance Facility occured. Ray presented an overview of the Swimming Pool maintenance and filter tank liner failure. Corrective action items were discussed as well as the need for better control and records for swimming pool chemistry" It was noted that a recording chemical controller could be installed for less than $5,00u and result in a 50% chemical and 70% labor savings. Bill Beaty motioned that the School District proceed with installation of a recording automatic chemical controller" Seconded by John Witteveen and passed by unanamous vote. Considerable discussion occured regarding the School District assuming complete control of the operation and maintenance of the swimming pool facility.
