CALL TO ORDER
The meeting v.-as called to order by Deputy Chairman Jerry Holt,
at 8:00 p.m. in the Borough Meeting Room, Borough Building,
Kodiak, A!as!<a.

Setback Varia:-ce Request for Purpose of Building a Church on
Lots I, 3, I' 3 I t, r. G, Leite Addition, Kodiak, (Jehovah's
Witnesses)
It v✓as noted t;rt although a quorum was not present at the opening
of the :neeting comments would be accepted fromithe audience.
The reg_I!ar meeting was closed and the public hearing opened.
Mr. Jim Nelsen was present in the audience and noted that he had
submitted a second letter setting forth the considerations in accordance
with the Bor-c's"h Code. There is adequate square footage available
but because of the fact that the lots were only 50 foot in width rather
than the required 60 foot, this would present a hardship that a
residential type structure would not have to consider. The building
will have adequate parking spaces available and the owners of the
ad; -,cent !.-tc have bee contacted and have indicated that they have no
o' ie.ii,-ns tc ,h=. rcpcsecl structure and would in fact prefer this to
a previ.: a;; i_ roposed development of an apartment complex. This
request if approved would allow for a little variance in the design of
the p: r_ ossc structure, one that would be pleasing to the eye and one
c-et to the community. It was further noted that a
buiic'in- cf Simii= design has been completed in Anchorage area ;and that
.the design was approved by the Planning Commission and has been
accr -ta:' c:osrs of the community in which it was built.
The was closed and the regular meeting reconvened
Mr. Terry arrivoi cc-rnsituting a quorum. Under discussion it was
rotes; 'that ;:•'•ric;ti residences could be built on each lot and that
this wou;.-; i;r_•rease the density of the area. There was considerable
discussion on the practical difficulties, Mr. Nelson pointed out that as
he ravi^ ;r d -, .a crc'ina-zees this would mean that residences could be
built t .ire t:xat any problems even though there was not adequate
square fo^t c<e. Mr. Stover moved to approve this request, seconded
by Mr. Terry. Question was called and motion passed by unanimous
roll call vote.
Mrs. Gellis requested that the record show that the lots are only 50
foot wide and that under R-3 Zoning homes could be built on these
lots and that apartment buildings could be built using 45% of the lot
area. The Commission was of the opinion that this was a better use
for the lard and that it would be of benefit to the community, furthrer
that esthic values are most important.
