WORK SESSION - MARCH 7, 1973
Immediately following the meeting of March 7, 1973, the Commission
held a work session on the zoning ordinance and possible revision
and inclusion of the proposed zoning ordinance as prepared under
the 1968 Comprehensive Plan.

There was lengthIrAon the proposed ordinance and it was compared to
the present accepted ordinance. During the discussion it was noted
that the proposed ordinance would do away with zoning as such and
residential districts would be set up to allow for and R-3 residence
in an R-1 zone. Members of the commission were in agreement that
this type of zoning would not be acceptable to many of the residents
of Kodiak. There have been many changes suggested in different
zones which have been completely unaccepted to residents in that area.
For this reason and for reasons of clarity it was moved by Mr. Holt
that the proposed zoning ordinance not be considered at this time
and further that it be thrown out, seconded by Mr. Terry, motion
passed by unanimous roll call vote.
Discussion followed on the problem areas in the present accepted
ordinance and it was suggested that there could be changes made here
that would make the ordinance better suited for the community. The
question had been raised concerning the fact that the present ordinance
did not carry a zone "Light Industrial" - however it was noted that
the uses would conform to those presently listed under Industrial and
Business/Commercial. Additional uses can be granted as an azception
depending on the location and type of industry.
The Commission discussed at great length the changing of the lot sizes
in the unclassified areas which now requires that a minimum of 4O,000sq•
ft. be required for one residential dwelling. The State Department of
Environmental Protection has recently proposed many changes to the
lot size requirements and a public hearing is scheduled for this area
within the next few months. The Commission determined that rather than
making changes at this time, it would perhaps be better to wait until
the State Laws had been reviewed concerning the disposal of waste and
waste disposal and water systems.
It was requested that the Borough Clerk write to the Borough Assembly
requesting a work session with that group.
