1972-11-22 Regular Meeting. .i r PLANNING & ZONING COMMISSION MEETING NOVEMBER 22, 1972 I CALL TO ORDER The meeting was called to order by Chairman, Mr. John Welch, at 7:40 P.M., in the Courtroom of the State Building. P & Z - Regular Meeting - September 20, 1972. Mr. Ho moved to approve the minutes of September 20, 1972. Seconded by Mr. Erwin. There was'a unanimous voice vote. B. P & Z - Regular Meeting - October 18, 1972. Mr. Erwin moved to accept the minutes of October 18, 1972. MINUTES FROM OTHER MEETINGS A. c2MIer-1s7 PUBLIC HEARING A. a unanimous voice vote. - November f Case 270A - Subdivision of Holt moved to approve the Vacation & Replat of Lot 25, U.S. Survey 3099. Seconded by Mr. Terry. Mr. Welch closed the regular meeting and opened the Public Hearing. There was some discussion con- cerning the right of way of MrS.� Emmons lot. Every fourth lot should have a right of way of 50 feet on on both sides. Mrs. Emmons' lot happens to possibly fall on this right of way, +•After further, review, it was determined that there was: -sufficient area even if the road requires more footage. Mr. Holt withdrew his previous motion with the aporoval of the second. Right or Way establishes on mrs. Emmons' lot. Seconded by Mr. Holt. The motion passed by unanimous roll call vote, to,approve the Vacation & Replat. VII SUBDIVISIONS, PRELIMINARY VIII SUBDIVISIONS, FINAL IX P & Z ITEMS X AUDIENCE COMMENTS A. Lloyd Benton, Building Inspector, is now in the process of checking trailers and trailer courts. The first of the trailer courts he has checked out is Cove Trailer Park. He has found several trailers* in violation of the Trailer Park Ordinance. He wanted to know what constitutes an add on; if steps or platforms are included within the 15 foot boundary. That appears to be KIBS272754 F PLANNING & ZONING COMMISSION MEETING NOVEMBER 22, 1972 PAGE 2 If this is so, then the trailers are in violation of the Ordinance. Also he questioned closed in platforms, should they be included in this 15 foot boundary. Mr. Benton feels that railing platforms should not be included within the 15 foot boundary, but that enclosures should be included because of fire hazards. He asks if he should check out other Trailer Courts and should he enforce the correct requirements. Mr. Terry suggested that the trailers should be 15 feet apart starting from the flat base of the trailer. P & Z requested a work session with the Borough Assembly on the Trailer Park Ordinance and other matters before making a decision. Mr. Benton also asked what stipulations should be set on certain warehouses in R-1 zones. Mr. Holt moved that we have a public hearine to determine the operate a shop out of an Aleutian Home. Seconded ?y ` Mr. Erwin. The motion passed by Unanimous roll call vote. Meanwhile Mr. Benton should enforce the requirements set out in the Trailer Park Ordinance. It was felt the intent of the Ordinance was to include any closed in area attached to a trailer as being an add -on to that trailer. V. COMMUNICATIONS & CORRESPONDENCE A. Letter from Sanitarian, Mr. Devol - RE: Middle Bay Fisheries Dump Site. It was stated that P & Z should r recommend an alternate site for a dump; there were I some suggestions made, such as the Tideland Flats or that the State should take care of the existing dump and that Middle Bay Fisheries pay to use the dump.
