Mr. Busch suggested that within the next two weeks there should be a work session in order to have something final to present at the next meeting. Mr. Williams stated there was comment earlier from the audience on the proposed consolidation of the P & Z COMMISSION MEETING - FEBRUARY 16, 1977 PAGE 4 R-1 - R-2. Mr. Fields asked if the consolidation were in effect, "What would this do?" Mr. Williams responded that this is a study and will be approached from all sides bringing out that the size of the lot involved might have a bearing on whether it should be developed R-1 or R-2. Where residential unclassified is concerned there is a consideration to be made as to whether there is water and sewerage provided or whether only water or neither is provided. Mr. Fields noted that it is more costly to build two single unit homes than to build r— a two-family dwelling because of such items as electrical wiring and heating systems. r-- B. A worksession has been set for March 10, 1977 at 7:30 pm in the Conference Room. XI PLANNING AND STAFF ITEMS A. Mr. Williams stated that the major part of the Kodiak Island Borough, outside the Kodiak general area, is presently unzoned.
