PROPOSAL

This proposal is for the renovation of the home located at 117 Bancroft, Kodiak, Alaska,
belonging to Ted Kishimoto (phone 486 - 4768). The purpose of this renovation is to
update the home to be used as a guesthouse. This proposal includes:
1) New roof. 30 year Architectural Composition Shingles, drip edge, Winter
Guard, plumbing boots and 15# tar paper. Rotten plywood will be
replaced at an extra cost of $100.00 per sheet. Gutters will be installed.
2) 14 Windows and two exterior doors to be replaced. Remove and replace
two sliding glass doors with half lite doors with 2 decorative side lites
(main entry door and 2 "d floor door off of deck). All doors and windows
to be trimmed inside and outside.
3) ISA will scrape all loose paint and prime all bare wood. Trinity Builders
will paint the exterior of the house (2 colors). Trinity Builders will replace
all foreknown rotten trim. Replacement of any unforeseen rot will be an
additional cost.
4) ISA will demolish and remove existing 2o floor deck. Trinity Builders
will build an approximately 320 Sq. Ft. deck with stairs and handrails.
The new deck will not have a cover over it.
5) Construct an arctic entry (6' X 10') with gable roof (3' overhang at front),
decorative front door w /side lights, gutters, finished interior w/light,
painted concrete floor and simulated stone pathway out to driveway.
Exterior of entry to match house with additional decorative elements.
6) ISA to patch all holes in interior drywalls, and Trinity Builders will
texture to match.
