KODIAK ISLAND BOROUGH <br />ORDINANCE NO. 2003 -03 <br />Introduced by: Manager Carlson <br />Requested by: Planning and Zoning <br />Commission <br />Drafted by: Community Development <br />Department <br />Introduced: 03/06/2003 <br />Public Hearing: 03/25/2003 <br />Adopted: 03/25/2003 <br />AN ORDINANCE OF THE KODIAK ISLAND BOROUGH ASSEMBLY <br />REZONING LOT 10, U.S. SURVEY 2873 FROM R1- SINGLE - FAMILY RESIDENTIAL <br />TO R2- TWO- FAMILY RESIDENTIAL. <br />GENERALLY LOCATED AT 1818 MISSION ROAD (P &ZCASE 02 -027) <br />WHEREAS, Pamela Sullivan requested a zone change for Lot 10, U.S. Survey 2873, <br />from R1- Single- family Residential to R2- Two - family Residential; and, <br />WHEREAS, the Planning and Zoning Commission, after a public hearing on Novemoer <br />20, 2002, recommends that the Kodiak Island Borough Assembly rezone Lot 10, U.S. <br />Survey 2873 from R1- Single- family Residential to R2- Two - family Residential; <br />NOW, THEREFORE, BE IT ORDAINED BY THE ASSEMBLY OF THE KODIAK ISLAND <br />BOROUGH THAT: <br />Section 1: This ordinance is not of general application and shall not be codified. <br />Section 2: Lot 10, US Survey 2873 is hereby rezoned from R1- Single- family Residential <br />to R2- Two - family Residential. <br />Section 3: The findings of the Kodiak Island Borough Planning and Zoning Commission <br />are hereby confirmed as follows: <br />17.72.020 A. Findings as to the Need and Justification for a Change or Amendment. <br />A rezone from R1 to R2 is needed and justified because the zoning district permits <br />development that: <br />A. Is in conformance with the medium density residential designation for <br />this area indicated by the Year 2000 Land Use Plan contained in the <br />1968 Kodiak Island Borough Comprehensive Plan. <br />B. Will not create a nonconforming land use in the rezone area. <br />C. Will not create negative impacts resulting from increased traffic. <br />17.72.020 B.
