This ordinance is not of general application and shall not be codified.
Lot 29 -A, U.S. Survey 2539, as depicted on Exhibit A (attached), is hereby rezoned
from C- Conservation to RR1 -Rural Residential One.
The findings of the Kodiak Island Borough Planning and Zoning Commission are
hereby confirmed as follows:
17.72.020 A. Findings as to the Need and Justification for a Change or Amendment.
A rezone from C- Conservation to RR1 -Rural Residential One is needed and justified because the
zoning district permits development that:
Will increase the allowable density of development in order to encourage investment in and
development of the site. The RR1 -Rural Residential One zoning district has been applied
to similarly slope affected areas of Bells Flats and Monashka Bay subdivisions. This site
has a number of issues relating to access and on -site water and wastewater disposal that
the petitioner is undertaking to resolve as part of the corresponding subdivision case for Lot
29A, U.S. Survey 2539.
