We originally purchased the townhouse in 1981, paying $90,000. We bought
it with all rooms fully furnished.
It originally had a one car garage underneath but we had that closed in so that
the children would have a place to go in the winter months. We paid $3,000
for the change.
Most of the people wanting Alderwoods nowadays desire one with a garage and a deck
in the rear. We have neither.
There is no exciting /beautiful views from the place. It is built facing North.
The units are over 30 years old and starting to deteriorate on the outside. There are
many places where the T -111 is needed to be replaced. The manager has stated
we need to budget for waterline replacement, and we are suppose to be replacing
old fuel tanks.
Many people buying the units are buying them for rentals. People renting dont much
give a damn about the property or the surrounding areas. There is often garbage
and trash on the ground left because children are detailed to take out the trash
and spill most of it or cant reach the top of the dumpster. There are young children
everywhere. I've had a battery stolen from my boat. I caught one kid throwing rocks and
spitting into the boat. One of them keyed the side of my conversion van and wrote all
over the side and back of it. The place is turning into a ghetto.
We had an oil spill a couple years ago which nearly ruined the Association financially.
There has recently been another oil spill of 500 gallons that the Association has spent
$65,000 for reclaimation and the cleanup is not finished, but the bankroll is. That
certainly will delay upgrading the T111 replacements, water pipe replacements, and
priority replacement of fuel tanks.
To propose that 3 one hundredth of an acre has risen in value from $4800 to $15,000 is
ridiculous.
I read a recent article about Overtaxed Homeowners and that up to 60 percent
of the nations taxable property may be overassessed and that owners are paying
thousands of dollars more in taxes than they need to. Home prices have fallen by as
much as 30 percent since the 2007 peak. "People are getting sticker shock over
assessments that have yet to be adjusted to the realities of the depressed real estate
market." While I realize that they say that home values in Kodiak have not dropped, its
only because the Borough and Native Corporations are holding on to property that could
be subdivided, sold, and built -on thus artificially inflating the costs of property.
