Hillcrest is over valued for the following reasons: 1. Access ability: This property, because of the very long stairway, has limited appeal for people with small children. Carrying groceries and children can be a chore for anyone. Disabled people and elderly folks may have a problem climbing the stairs. We have friends who are afraid of the height of the climb. One friend descends the stairs by going down backwards. It is not like driving up to a house and unloading easily. It is always a chore, especially in bad weather. Keeping this flight of stairs clear of snow and ice is a huge job during the long winter months, sometimes requiring shoveling several times a day to keep ahead of the snow. 2. There is very limited parking for visitors, especially during the winter months when the snow is piled high on either side of the road. The public parking area on Natalia Lane is filled with old vehicles. Even then, people don't like walking up the road and then up the stairs. 3. We do not have a gravity furnace, but heat with wood which James Pearson supplies from the beaches. This is a huge job and requires diligence and skill, plus a pickup truck and four wheel drive ranger for traveling on the beaches. We don't have room here to store it, but keep it in a warehouse on Mill Bay Road. We have two Monitor heaters for emergencies. Our woodstove cost about $1100. 4. Please check your deck and stairway assessments. 5. The storage sheds are way too high on your assessment. The one at the top of the stairs is an unfinished wood frame woodshed only. The other shed is a metal lawn shed purchased at Sutliff Hardware for about $500. 6. Useable land is about equal to the size of the house due to the steep nature of the landscape above and below the house. In closing, I believe that a retail value of house and property would be closer to $225,000.
