Inspection was conducted on March 30, 2012 at 9:30 AM with the homeowner, Brett Randolph and Delores
Evans and Debbie Rippey of the Assessing Office.
• Interior.
➢ Original flooring is peeling and missing in some places.
➢ No up- grades of appliances, fixtures, or flooring. All are original to the house.
➢ Toyo gravity fed oil stove.
Homeowner has converted 1 bedroom into storage and has added a door which leads to the
exterior. He believes this should contribute to a lesser valuation, but it is my opinion that
the room is still considered a bedroom.
• Exterior.
• Front porch is in poor condition with evidence of water damage and rotten wood.
• Siding is original to the house and in poor condition. Obvious water damage and rot.
• Roof has not been replaced. Homeowner states there are eight layers of shingles and that
the roof is caving in at the rear of the home. I wasn't able to observe the apparent cave m
because of a layer of snow.
➢ Windows are original metal frame windows.
➢ Rear deck is in good condition.
• Accessory Building:
➢ Originally built in 1991 -2 used mainly for storage.

The building is in average condition for its age. Siding has minimal wear and roof is in good
condition.
The proposed 2012 assessed value of $159,900 was reduced to $137,900 based on the interior and exterior
condition of the property. To arrive at this value the Class was reduced from 5 to 4 and the Effective Year
Built was changed from 1990 to 1980. The values of the Accessory Building and the land were not changed.
